Start with your own position
The useful question is whether a particular home works for your finances and plans. Consider income resilience, savings after closing, likely ownership period and how much timing flexibility you have.
Use current comparisons
Compare recent relevant transactions and available alternatives, not just a builder’s earlier launch price. Account for lot, size, age, condition, incentives and tax treatment. This page does not publish a market forecast.
Test a less comfortable scenario
Model higher borrowing costs, a delayed closing and expenses above your first estimate. For pre-construction, ask what happens if the lender’s final valuation is below the contract price.
Decide with a complete package
Review the home, financing, contract and cash schedule together. A deadline or promotional claim is not a substitute for due diligence.
